There would only be a case if the property has been significantly changed or altered since the original banding was made.The value figures for banding are pointless now. £35.000 may be £475,000 now but until recently, most property band are still proportional in value.A 2 bed terraced house in a tiny street is still a 2 bed terraced house in a tiny street, a 5 bed detatched is still a five bed detached.Recent developments and developers and estate agents hyping up paranoia and supply and demand scenarios has unbalanced parts of the market. But that does not make a difference to the banding.But so many properties have been seriously altered that what was a 3 bed house may now well be a five bed house and sold as such with a much higher value because it is in another category.However if your property is the same configuration as it was when first banded. You must challenge any organisation who tries to alter it.Too much responsibility has been placed on estate agents to do this and they are probably the worst choice. They are very greedy by nature. The more they sell a house for the more they get and sales are commission based. They will always overvalue a place and this is much to do with securing a client as it is to do with selling on local promises.Currently, it's all hype over Crossrail. But no mention of oversubscribed schools, declining health facilities, parking problems, social problems poor air quality, aircraft noise and overcrowding and over development.It used to be good schools, quiet streets, fine park sand fresh air!
