Builder wanted plus garden makeover person.

We are considering moving after 33years but might opt for alterations and save on stamp duty. I want a builder to estimate on a downstairs toilet/bathroom. The garden is getting beyond our capabilities so we would like someone to do a makeover to lower maintenance. Recommendations for either welcomed.

I wish when I bought my house I had thought about how easy it would be to put a downstairs loo/shower-room in.  It is easier in some designs than others.

Factor into your extension some fee's such as Building ControlNo idea what you're after doing but expect any good builder to be about 3 months away unless you're really, really lucky!

Graham,we had our garden re-done by Ken Kilby (who was recommended on these forums), who did an excellent job for a very reasonable cost (others quoted more than double the price), and charged exactly what he quoted.
