Terrace renovation

I realise this is a “how long is a piece of string” question but I am looking at a period terraced house that is in need of a complete modernisation (e.g. plaster, wiring, plumbing, paint, carpet, white goods, kitchen, the whole caboodle) including a loft extension and side return and am wondering if anyone who has been through this before could give me a guess of cost?I’ve been poking around online but the costs are out of date or out of West London.  I am   estimating £150K with reasonably high spec.  Am I way off?

Its always wise to have a local architect/surveyor to guide one with major house renovation. Its difficult to estimate clearly, but the figure quoted seem workable imo.

We are in the middle of kitchen extension and have just finished loft extension and I estimate the total cost to be about £110k.  There are extra costs we didn't calculate for such as Building Control inspection at £1000 etc.  Hope that helps.

For this size of budget I would advise you to consider employing the services of a chartered surveyor assuming cost control is important to you. Given the nature and size of project I think the services of a good local chartered building surveyor would be invaluable as they can advise on design, procurement, cost etc - I am a chartered quantity surveyor. Depends on how high your high spec is I suppose.Loft £38kExtension & Punch thru £40kHouse Fix Up £55kKitchen + Appliance £22kFees £8kThat would allow the upper end of nice for an average Ealing house I'd say. Could also maybe get a the front and back gardens done up within that if you're cleverYou'll no doubt get cheaper, and I'd imagine more expensive. It's not a science! The risk is obviously people you can trustOf course the sky is the limit if you want to start making it a "smart" house and adding in loads of bells and whistles, joinery etcCaveat -- finger in the air prices with no sight of the house, size or specification. Dont take them as gospel
