The Springfield Bowls Club site is up for auction.  Its a prime site and the 'guide price' is estimated at £450,000+ for the freehold.  I wonder what it will achieve in the end? Have a guess!

I think that Springfield has CASC (Community Amateur Sports Club) status.  This means that it would be difficult for the land to be sold and change its use to residential.  AS mentioned above, they have a long lease remaining on the land in any case.I also think the residents of Western Gardens (which backs on to the Springfield site) would be pretty aggrieved if housing were to be built there.

It means that in 52 years time the bowls club will be kicked off and a load more houses will be built.

From memory,the Savilles web site is suggesting in the region of £450K - that presumably being their judgement on the value of land under two houses now and a load more houses in 52 years time.

I don't know much about property selling law, but I think there's a difference between freehold and leasehold(52 years).  Would a property lawyer explain the difference to me and how it relates to this auction please?  All the same, this is an interesting parcel of land for sale and it'll be interesting to see what develops.

The bowls club still have 52 years remaining on the lease according to the listing so the value will be nominal unless the new buyer can persuade the bowls club to leave.The disused tennis courts may prove attractive to a developer STPP

Thanks Sarita for posting this property for sale - most interesting. Have you any idea of what the freehold might cost?  Be interesting to know.  Any guesses from forum users?
