How much should a reroof cost?

Hello,Wondering if anyone knows roughly how much it should cost to reroof a terraced roof? Estimating at about 400 sq. feet for the entire area.ThanksEmily

We had a roof replaced on a detached in Courtfield gardens a few years back. The cost was £15,000.£5,000 for a terraced sounds right to me. Your roof could be over 100years old and if not correctly maintained water damage would have caused issues to the wood which would also need replacing.As has been said, going out to tender with several firms is advised so you can compare and contrast qoutes. I would also want to talk with recent customers who have used their services locally.

I'd agree TonyPremium would range from £200 to £500 I'd imagine but it's been a while since I've been down this road domestically

With the financial climate smaller businesses have to face today, I would go for an Insurance Backed Guarantee.

£5k certainly not off the spectrum (sort of in line with my figures)I would recommend your write down a very short Tender enquiry and get 3 roofers of similar standing in, issue it and request formal quotes back. I'd cover the following as a basic:-Guarantee required - minimum 10 years (IBG will attract cost premium)Timescales - commence 2 weeks from instruction complete 2 weeks from startTemporary weathering to be in place at all times (not a temporary roof as I never think these are necessary and aren't 100% anyway so lot of money for the sake of it)Access by roofer via front scaffold Protection to any glazing belowParking and permit costs by ?All rubbish and arisings to be moved by rooferBreathable felt and battens to current standards / suitable for coveringCovering in xxxxxxx (choose slate type, tiles, concrete interlocked etc from Google search which will give you an idea of cost variance)Note flashings to be renewed to current LDA standardsPayment - on Completion? Do you want to retain a % for say 6 months?May sound a bit overkill but ensures all quoting from same level field So you can compare eggs with eggsFirminger are decent, so are Barry Kiernan & Sons and Skyline

Thanks for the recommendations everyone. It's a pitched roof, not flat, and not knowing much at all about roofs that's all I can tell you. We've been given an estimate of £5,000 to redo the roof and thought that seemed high, will try to get some others.

I read it as a terrace roof, ie a flat terraceIf it's a terraced house in the borough then of course it'll be pitched and in slate or clay tiles (if original) with lead flashings etcAssuming this, good access and no additional repairs to carcass or masonry etc I'd goScaffold  £400Strip £475 (might save on this if reclaiming slate and scrapping a decent chunk of lead)Re-roof with felt, batten, Spanish slate, lead flashings and new ridge tiles only (nothing to parapet dividers) £2,900Above costs without seeing it, are cost and nett of VAT

Terraced with a flat roof?  Maybe on the back extension but I would suspect that the vast majority of the terraced housing in the Borough is Victorian/Edwardian with pitched roofs and tile or slate coverings.

We've also used Don for ages.He started on Northfield Avenue in 1986 The shop, if you recall, was next to what is now Tesco and had a small 'roof' and chimney pot in the window. They moved to Hanwell a few years later.

We've used Firminger's for at least 40+ years - highly respected Ealing based firm of roofers - reliable and no nonsense contractors imo.

You say terraced so I assume it's a flat roof but this still leaves a whole multitude of cost scenarios from the mega expensive metals of lead, copper etc through the various different types of asphalt and then feltsIf its asphalt and is splitting and leaking then consider overlays such as felt or much cheaper products such as Decothane etc (these can be very slippy afterwards though so consider fitting 3M Non slip products in walkways if area being foot trafficked on completionGive me some more info and I'll give you some cost guidance if I can

EmilyIt really depends on what, if anything, is uncovered when the old surface is removed.Slates or tiles? What type of slates/ tiles? Is the sub-structure in good condition?The only way to get a price is to ask (a minimum of three) roofers for quotes.
