The long-anticipated arrival of TK Maxx at The Oaks Shopping Centre in Acton now appears all but confirmed, after new hoardings were installed carrying full TK Maxx branding and signalling an expected opening date in August.
The fresh red-and-white hoardings, which wrap around the former Wilko unit, replace the plain white boards installed in June that made a discreet reference to the store’s imminent arrival. The new branding is the clearest indication yet that the retailer is preparing the site for launch, following weeks of internal activity and speculation among shoppers and staff.
Despite the visible progress, TK Maxx has remained tight-lipped, offering no comment on the opening and declining to confirm any details. Management at The Oaks Shopping Centre has also not made any announcement despite the new tenant representing a bit of good news for a complex which has seen both Poundland and Starbucks depart recently.
No planning application has been submitted for the unit, but this is unsurprising: the former Wilko space already falls within the correct retail use class, meaning TK Maxx can proceed with refurbishment without seeking planning permission.
The unit, empty since Wilko’s collapse in September 2023, is one of Acton’s largest retail spaces at around 16,000 square feet. Its size and prominent location have long made it the most likely site for TK Maxx, particularly after Acton appeared on the company’s list of target areas for London expansion. Earlier hoardings referencing Bridgford Interiors suggested a fit-out was under way, but the arrival of official branding now points to a near-term opening.
The hoarding promises an opening next month
Security staff at The Oaks have previously said they believed TK Maxx was preparing to move in, and activity has been observed inside the unit since late spring. The new hoardings, however, mark the first time the retailer’s name has appeared prominently on the site.
While some residents had hoped TK Maxx might take over both the Wilko unit and the neighbouring Poundland space to create a larger flagship store, the branding covers only the former Wilko unit. There is no sign that the Poundland unit is part of the current works.
If confirmed, TK Maxx’s arrival would be a major boost for Acton’s retail landscape. The Oaks development has struggled with long-term vacancies since opening, and the closure of Poundland earlier this year added to concerns about the town centre’s mix of shops. A national retailer with strong footfall could help stabilise the area and attract further investment.
TK Maxx, owned by US-based TJX Companies, operates an off-price retail model offering discounted branded clothing, homeware, beauty products and accessories. Its stores typically draw steady customer traffic thanks to frequently changing stock and a “treasure-hunt” shopping experience.
